Floor space index

Floor space index

Floor space index (FSI)is also called the Floor area ratio. [hana-code-insert name=’rectangle’ /]It is the ratio of the total floor area of buildings on a certain plot to the size of the total area on that location. In a formula we can put it as:

Floor area ratio/floor space index= total area covered on all floors of a building/area of the plot.

In simpler words we can say that a floor space index of 2.0 would imply that the total floor area of a building is two times the gross area of the plot.

Floor space index used in zoning

The floor space index is used in zoning to define a limit of the total construction that can be done on a plot. Let’s take an example to further explain this. If the zoning permitting authority permits 0.1 floor space index, then in such a case, the total area of all floors can only be limited to one-tenth of the total area of the plot.

Now herein an architect can either plan for a single storey building utilising the entire allowable area in one floor or a multi storey building that rises higher above the surface of the plot. By combining both horizontal and vertical limits in a single figure more flexibility is allowed in the building design while getting a harder limit on at least one measure of overall size. One advantage here to fix this parameter is that the floor area correlates well with other parameters such as the total parking for commercial use or the total number of units for residential use or total load on municipal services. The amount of these things remains constant irrespective of how that area is divided horizontally or vertically. This is the reason why the authorities find it necessary to include limitations on height too when using floor space index.

What is Built up area

What is Built up area

Many people have lot of confusions in their minds when it comes to calculating and understanding built up area and super built up area or saleable area. When it comes to buying property it becomes very important to understand these terms to avoid any kind of fraudulent activity.

Built up area definition

Let’s start with understanding the definition of built up area. Built up area is the area of the apartment that includes the complete area covered within the four walls of an apartment. In short it is the sum total of the carpet area and area of walls and ducts. The terrace is estimated to be half the complete actual area while calculating the built up area. Built up area is usually 10 per cent more than the carpet area. Some projects consider dry terrace similar to the internal rooms.

Built up area calculation

For understanding how to calculate built up area let’s take an example. Suppose the carpet area of a flat is 1000 square feet and we have to calculate the built up area of that flat; we will just have to add 10 per cent to the carpet area.

Built up area = carpet area + 10 per cent

Built up area =1000+ (10/100*1000)

Built up area = 1000 + 100

Built up area = 1100

What is Carpet Area

What is Carpet Area

Terms like carpet area, super built up area and saleable area are often used in the real estate industry. Knowing about such terms is not only important for people working in this field but also for consumers so that they save themselves from any fraudulent activity of a builder.

Definition of carpet area

Carpet area refers to the total usable area within the four walls of a flat or a commercial space. It is the area where the ‘carpet can be laid’.

Calculation of carpet area

Let’s take an example to further explain carpet area. Look at the table below and the explanation mentioned further.

Room Dimensions(feet and inches) Carpet area(in square feet)
Living room 10’x15’-9” 157.5
Dining room 7’x7’-8” 53.6
Bedroom 1 11’-9”x10’-9” 126.3
Bedroom 2 11’-9”x10 117.5
Toilet 1 8’-6”x5 42.5
Toilet 2 8’-4”x4’-3” 35.4
Terrace 10’x5’-9” 57.5
Kitchen 11’x8’-6” 93.5

Terraces are usually half of their actual area. So the carpet area of terrace will be 57.5/2 sq.ft= 28.75 sq.ft. Hence the total carpet area of the rooms of the flat will come to approximately 655 sq.ft. The passage area of the centre of the flat comes to about 11×5 feet that adds another 55 sq.ft to the total carpet area. Now we can conclude by saying that the carpet area of the flat is 710 sq.ft.

So if you are planning to buy a flat you must ask the carpet area and verify it by the calculation method mentioned above.

What is super built up area

What is super built up area

Before you set to buy a commercial or residential property you need to understand what is super built up area. Let’s start with understanding the definition of super built up area.

Definition of super built up area

The super built up area of a flat is the sum total of the built up area and the mark up for common spaces like lifts and stairs. Generally the super built up areas is 25 per cent more than the built up area. It is also known as the saleable area.

Understanding and calculating the super built area

What generally is followed as the thumb rule for calculating the super built up area is the multiplication by 1.25. Let’s take an example here. Suppose the built up area of a flat is 710 square feet then the super built up area would be 710 * 1.25, which equals to 887.5.

Although there is no fixed rule that says the super built up area is always 25 per cent; it could vary between 25 and 30 per cent. It is observed that generally more amenities are given to the customers than what is charged to them. Ideally this multiplier could be more.

It is therefore always important to read the sale document carefully to know the exact multiplier of the built up area to estimate the correct super built up area.

Portable air Conditioner

There are some windows that are not suitable for window air conditioners or require a lot of modification in order to fit the unit. This may indeed look shabby. Sometimes there is no proper air ventilation space outside the window / wall vent for the air conditioner to work properly. This is where a portable air conditioner comes into picture and suites the conditions.

Portable air conditioners

As the name indicates portable air conditioners do not require fixed installation as compared to window ands split air conditioners.
[hana-code-insert name=’rectangle’ /]
These air conditioners are used when

There is no space out side or are restrictions on the placement of the outdoor chilling unit in the apartment in case of split air conditioners.

How Portable Air Conditioners Work

Portable air conditioners are more similar to window air conditioners. Whereas we see the AC grill only in the window AC we see the entire unit in the portable ac.

Just like window ac the warm am humid air is drawn into the unit, then chilled and blown back into the room. The warm air is exhausted through a flexible tube placed in the window or wall outlet.

There are two types of portable ac’s available single hose and doubble hose. Single hose AC’s are small in size and have less cooling capacity where as dual hose models have higher capacities. In dual hose one is used to pump air inside and the other to pump the hot air outside.  Most portable air conditioners act as a dehumidifiers, the water extracted through the dehumidification process is collected in a water tray or bucket or in some models this water is it is heated into vapor and then exhausted out the room through a second tube.

Advantages of Portable Air Conditioners

  • Compared to a window air conditioner, a portable AC unit can fit windows that slide from side to side and also suitable for crank windows.
  • The unit is easy to install. There are one or two tubes depending on the model of the portable ac which fit into a spacer bar supplied with the unit and are placed in the window or wall vent. The adjustable spacer bar is approximately 6 to 8 inches wide.
  • The hosepipes can be longer or shorter depending on the location of the ac. Additional lengths are easily available
  • When not in use just remove the hosepipes, wind them and store them in a store. AC can also be moved easily as it is installed on castors
  • The AC can be moved from one room to another room easily as and when required.
  • There is no installation cost involved

Disadvantages of Portable Air Conditioners

  • A portable air conditioner usually costs more than a window air conditioner unit.
  • The efficiency of the portable ac is less ac compared to window as house pipes limit the flow of air. The air circulation rate is less.
  • As the whole unit is inside the room, there must be sufficient floor space for the unit. Most portable cooling units take up one foot to one and a half feet of space and are about 30 inches tall.
  • The noise levels are high compared to window and split AC
  • The large tubes of the portable AC sometimes cause a nuisance in the room and do not match well with the room aesthetics and also the AC unit situated amongst the furniture.
  • The water collected due to condensations needs to be removed from time to time to avoid spillage. You will need to empty the drip tray where the water is collected through the dehumidification process on a regular basis.
  • Portable air conditioning units are less efficient and require more power than window units for cooling a room of comparable size.

Choosing a Portable Air Conditioner Model

To get the most efficiency from your portable air conditioner unit, look at the models that have evaporators to remove the water in the form of vapor and also have air purifiers at the same time. Buy according to the room space, do the AC tonnage calculation and then buy the AC. If the AC does not have the proper capacity for the room, it will run constantly and never effectively cool the room. Units that are too powerful will continually cycle off and on, this reduces compressor life and at the same time does not allow proper dehumidification of the room.

Samsung is present in all towns and cities above population of 50,000

Steps to choose the air conditioner LG or Samsung

  • Identify your requirements
  • First identify your requirements. If confused between split and window AC refer section on which AC to choose split or window
  • Find the ac tonnage requirements. Refer AC ton calculation section if confused
  • After type and capacity is identified check all models of LG and Samsung which fit in this.
  • Go for higher BEE star rated AC’s if possible and opt for 5 star AC’s if possible
  • Check if after sales service centre is present in your area. Give more weight age to that which is locally present.
  • Do price comparison along with  features and buy the one which is the cheapest and feature rich among the two
  • If none of them is suitable and you do not mind spending a bit more on quality go for Hitachi or Carrier AC’s

The quality of the product is more or less the same of LG and Samsung as both are manufactured using modern manufacturing techniques.

Our recommendations is LG air conditioner as compared to Samsung as

  • LG in more dominant in refrigeration market than Samsung
  • More people buy LG air conditioner than Samsung in India
  • LG has more star rated models and is more innovative than Samsung
  • LG service network is more than that of Samsung

Conclusion

Go for higher BEE star ratings, service availability in your area and last for price of the air conditioner as you will pay a higher price in the long run if you buy 1-2 star rated AC than 4-5 star rated AC
